Updating the identity documents behind your deed

The register records you against reference documents a passport, and for residents an Emirates ID. Those documents change: passports renew with new numbers, nationalities change, IDs reissue. The deed itself often shows no visible error, but the record behind it points at an expired document. Updating the reference keeps every future transaction friction-free.

When an update is worth doing immediately

Before any planned transaction a sale, a mortgage, a refinance and after any change of nationality. A nationality change is more than a data point: ownership eligibility in Dubai depends on where the property sits and who the owner is, so the register’s record of your nationality should always be current. A routine passport renewal with no other change is lower urgency, but owners who keep the reference current never meet the problem at a counter.

What the update involves

The current passport (and Emirates ID for residents), the existing deed details, and where the name rendering has also shifted with the new passport, the update runs together with a name correction one file, one amended record, one reissued deed. The amendment is processed through the DLD’s channels and authorised Real Estate Registration Trustee Centres, and the corrected deed is issued electronically from the amended register entry.

Non-resident owners

For owners without UAE residence, the passport is the register’s sole reference document. Renewals matter more, not less: a deed referenced to a long-expired passport, held by an owner abroad, is the classic file that stalls an estate or a remote sale years later. The entire update can be completed by a representative in Dubai under a power of attorney that expressly covers property dealings.
